Some general ideas.
(1) Be friendly but firm.
(2) Point out that selling the site will derail a significant part of your internet strategy .. but you understand their interest in the domain name.
(3) Say that you need to cover reasonable expenses for managerial planning, strategic work, and pre-production website design that will be lost ( :tounge2: )
If I heard that then I’d understand why you may have some expenses to re-coup …
