My suggestion would be to keep the site for 6 months so you can build a stable revenue. No one is going to pay 50k for a site thats new and you won’t reveal the key phrases for.
You can’t just say you receive x amount of unique visitors without showing everyone proof of the traffic sources and the key words that are bringing that traffic in.
