Its very unrealistic price . Domains alone aint worth even remotely what you asking for. Unless the site is making solid money ( at least steady $10K/month in past 2yrs), then the price would be somewhere in the range of what you are trying to get…
I dont think anyone in this industry would be willing to pay that much just for a domain. Those days are long gone IMO…
